physical condition of the property, of the financial structure and of cost
control practices used by the owner and the management company in the management
of the property. We do this for our own investments and would do no less
for our clients.
We provide an extra dimension of skills that extend
far beyond finding an interesting investment opportunity. We are successful
in doing this in part since we have development capabilities and therefore
understand the developer's perspective. With a knowledge gained through
analysis and experience, we can structure interesting investment opportunities.
Furthermore, we are successful in part because we are
investors, and as such are accustomed to being on the purchase side of the
transaction. This has taught us the essential elements of a successful project,
and consequently how to maximize our client's position. We have heavy technical
skills and are very analytical, so that when comparisons are made, they
are made on a comparable basis. Finally, we work hard, so that we meet time
frames and do not let opportunities slip away.
Getting our Clients the Facts
Once alternatives are identified and selected, we begin
the development of comprehensive plans for going forward. We approach each
situation with the question of "Where am I and where do I want to go?".
We then propose a strategy and an operating plan that will chart a path
from Point A to Point B with the minimum cost to our client at an appropriate
level of business risk. We seek to bring our client from a state of uncertainty
to a state of sufficient certainty to permit a rational decision or set
of decisions to be made about their real estate needs and opportunities.
